Zone TR I - APA Moderate Intensity A Public Hearing was held to discuss the variance for Mr. Carney who requested a 7' side lot variance to add a small addition to expand a bedroom. Mrs. Carney owns the lot adjacent to the lot line where this addition will be. There was one positive comment received and no negative comments were aired. The Zoning Board voted in favor of the variance RYPKEMA (63-1-18.1) East side of Rt. 9N, south of Werners Marine. Zone TR I - APA Moderate Intensity Mr. Rypkema would like to replicate a pre-existing boat house that has been destroyed beyond the time window allowed to rebuild a non-conforming structure. The variance request is 2'11" beyond the Zoning Ordinance height limit of 16'. A Public Hearing was held to hear comments concerning the application submitted by Dr. Cole. He wants to subdivide his lot with two residences into two lots, each with one residence. No comments were received either for or against the project. The Planning Board unanimously approved the project. Kenna/Waters (20-1-13.1) East side Decker Hill Rd. Land Use Zone OC I - APA Low Intensity. Ms. Kenna would like to subdivide a 65+ acre lot into two lots; one to be a non-conforming 1+ acre lot and the other 64+ acres. The Board is unable to consider Ms. KennaÕs application because the Town Ordinance does not allow for the creation of non-conforming lots. Jordan (20-1-31 W. side Decker Hill near Dodd Hill Road. Land Use Zone OCI - APA Low Intensity Ms. Jordan would like to subdivide her lot into 4 conforming lots. The Board will do a Site Review before a recommendation can be decided upon. Trainor (19-1-14.1) 9126 Graphite Mountain Rd. Zone OC I - APA Low Intensity. Mr. Trainor would like to place a mobile home on his lot; his plans include ulitmately building a log home on the site.
